Having your very own home can be an investment of a lifetime but managing it is not a piece of cake. Homeownership entails expenses that starts by the time of purchase and continues on to keep the property always in good condition. Being responsible and consistently keeping up with home maintenance cost will let you enjoy maximized comfort, appeal and functionality each and everyday; and a good payback by resale time.

No two houses are exactly alike making their needs and attributes different. With this, how much you pay to keep your New York home livable and working for your family will not be the same with another homeowner. To guide you on this matter, this article lays out crucial questions that will help you understand home maintenance cost with insights ideal whether you are in Long Island, Queens, Brooklyn, Staten Island, or Manhattan.

Why allot a budget on home maintenance cost?

Though this should already be an A-B-C for homeowners, many still overlook the importance of maintaining their homes. Basically, your house and everything in it ages. This and its constant use will eventually take their toll resulting to lowered efficiency. If your home is not properly maintained, inefficiency will cause a decrease in the quality of living for your family and damages to your house and property. Left unattended, these damages can balloon and cause more related problems. Thus, not budgeting on home maintenance cost is one of the most unsound financial decisions you could ever make.

How much does home maintenance cost?

It is said that for a median house, expect to spend about 1% to 3% of its overall value every year for upkeep and this figure also changes depending on the age of the house. As your home increases in age, so should your home maintenance cost.

Knowing precisely how much to budget for home maintenance cost is not an easy task. Other than scheduled maintenance, there would also be unexpected repair issues that might arise any time of the year. For every repair and maintenance project, the actual cost will depend on factors like the quality of materials to be used, size and scope of the project, and whether you will DIY or acquire qualified help from a contractor. There are also free online tools that give estimates, but the actual cost would still differ from this so to be on safe financial grounds, use these estimates as guide but still add extra to your budget to cover unanticipated expenses.

How to save on home maintenance cost?

Probably the simplest but highly effective way to save on home maintenance cost creating a home maintenance checklist. Indicate weekly, monthly and annual chores and tasks. Religiously stick to scheduled repairs, cleanings and tune-ups as per your manufacturers' advice. It would also be beneficial that you conduct regular inspection of everything in your home and property. Spotting problem areas and attending to them earlier will prevent them from snowballing into serious and more expensive damages. Another money saving tip to live by is to resist the temptation of improving the look but sacrificing functionality. Prioritization is key to avoid a busted home maintenance cost budget.

Help us name our new home repair/maintenance company.?

My husband and I are starting a home repair/maintenance company soon and are in need of a professional name that includes our last name. It can be catchy, but not corny. My husband is knowledgeable in all fields of new construction, remodel and demo. He does it all except electrical. We were thinking of "Smith Property Services" or "Smith's Reliable Repairs" Please share your ideas and suggestions. Thank you.

Truthfully Smith is so common of a name that it will be hard to get very creative with it. So, my advice is to come up with another name.
Your name does not need to indentify everything you do, it just needs to convey attributes that people are looking for in your type of company. I own a General Contracting firm started 32 yrs ago.
Here are a few suggestions:
" Sunrise Construction Services"
" 5 Star Construction Services"
" AAA Property Services"
" Clearview Property Construction Co."
The names give a message like sunrise which is positive, and 5 star
Triple A, all signify quality, Clearview signifies a definite view without distortion.
Other advise you may not want, but I'm offering because I know how hard it is for a small business to get off the ground.
1. Have a separate phone for the business - children should not answer a business phone. You can have an answering machine but keep the greeting message all business and return all calls the same day.
2. Appearance and language are a must when in business. I used to keep a clean shirt in my truck & if i got a call for an estimate I would stop at a gas station & clean up ,change my shirt and be ready for the estimate.Even as a carpenter, I made sure my hands were clean, hair combed, use mints, gum if you smoke - finally learned that smoke smell on clothes is a big no,no.
3. Do good work - be on time - don't price yourself too cheap or you won't make any money.
4. You don't need everything to be new. A truck that is not all banged up is good, but it doesn't need to be new - just clean. You don't need to go out and buy all the best office equipment, etc because your customers are not going to hardly ever stop by your office. I rarely meet customers at our office. Remember everything you buy you have to work that much more to pay for it.
5. Price your services so they are just 4-5% lower than the competition. Set a minimum charge. You need to mark up all materials at least 25% to make any money-everyone does it, add tax also. Your labor should be charged at the $25-$30 per hour rate - which means you can't take 1/2 hr breaks in the a.m. & p.m. plus an hour for lunch. Don't ever act desperate for work, always say let me chech my schedule to see when I can start this job.
6. Work on a payment schedule, do not wait until you are all finished to ask for a payment, some people will try to not pay you. Have a proposal form with the price, and state when payment will be due. Do this on every job, and make them sign and date it - or don't do it.
A startup business cannot afford to lose any money - any money!!!
7. Have a few professional made job signs on a wire frame that you put out in front of jobs. Ask owners first.
8. Get workmens comp and liability insurance coverage.
9. Take time off for family once in awhile.
10. Do not drain all the money from the business. Keep a separate business account and put most of the money from the business profits in that account. Do not pay or buy anything personal out of that account, not gas for your personal car, nothing. What happens when people don't keep separate accounts, books is - they cannot tell if and how much money the business is or isn't making on its own.
11. Keep your house and property in top shape if you have a business sign in your yard. Check your zoning ordinance before putting up a business sign. Most residential areas do not allow a business in the home, some neighbors will report you if in a subdivision.
12. Pay your bills promptly - Keep your truck spotless.

Frost & Sullivan Webinar: Keep pace with consumer repair demand
The economic downturn has forced consumers to retract all levels of spending. This includes a stop to buying new cars and clinging to existing ones, while holding off on maintenance and repair.
